CREATING A “GOOD NEIGHBOR POLICY” IS OUR POLICY

The following rules were established to maintain high standards of cleanliness, safety, and maintenance.

Speed limit is 5 mph strictly enforced
Parking on streets is not permitted
You are responsible for your children
You are responsible for your belongings
Quiet time is 10:00 PM to 8:00 AM
Campfires are prohibited.

Since every contingency cannot be covered in a set of rules, from time to time, modification may be necessary.

TERMS AND CONDITIONS

Reservation Policies

ID must be presented upon check-in, including any identification required for discounts. Nightly rates include full hook-up site, fees, electric, tax, and use of all resort amenities

Persons must be 18 years or older to book a reservation
All minors must be accompanied by an adult while at the resort
Monthly Rate is based upon a 29-day Month

Deposit/Cancellation Policies

Deposits are first night rate, including fees and taxes. $100 with monthly reservations.
Cancellations must be made by phone call 72 hours prior to 1:00 pm of the arrival date otherwise the full amount of the reservation will be charged.
Cancellation fee is $20. Cancellations on long term stays, No refund.
Date changes are subject to availability.
No Shows will be lose any deposits paid
No refunds for early departures

Payment Policies

All sites must be paid in full before any guest or visitor can drive onto an assigned site to set up their RV, camper van, 5th wheel, and any other equipment.
All fees will be collected and paid at check-in.
Only funds drawn from a U.S. bank are accepted

Resort Rules

By accessing RIVERSIDE property, guests and visitors agree to follow all resort rules and guidelines, as listed below, while staying at RIVERSIDE. It is the responsibility of each guest to read and abide by all rules and to ensure that each of their visitors does the same.
Management has the right to refuse a stay at any time.
In order to maintain a high standard for all campers, we only accept RVs, trailers, vans, campers, & vehicles that are in well maintained and operable condition. Your RV cannot be missing panels or parts. RIVERSIDE reserves the right to cancel a stay based upon the overall condition of an RV upon or before arrival. RVs must be well-maintained and not missing panels or parts. All RVs must be owner-occupied, RVIA approved, clean, and well maintained with a 3” sewer hookup. RV septic hose must be supported off of the ground.
No clotheslines, skirting of trailers, or construction of porches or decks are permitted.

Check-In: 1:00 pm. Please check-in at the main office upon arrival at the resort prior to parking at your site.

Early check in, if available, for a fee. Please check with the office for availability.

Check-Out: Please check out or re-register by 11:00 am. Late check out, if available, for a fee. Please check with the office prior to 11:00 am.

Late arrivals: CC will be charged at closing and guests will receive a text message with all arrival information and site number to the phone number provided.

Speed Limit: For the safety of all guests, the speed limit is 5 M.P.H. or less throughout the resort & is strictly enforced.

Quiet Hours: 10 pm to 8 am. Please do not use generators during these hours and please do not expose your neighbors to excessive noise at any time.

Firearms/Fireworks: For your safety, no firearms, lethal weapons, or fireworks are permitted outside of RV at any time.

Shade/ Canopies: Due to high winds that come up quickly, sun shades and canopies need to be secured extremely well. Please make sure to avoid any water or electric areas when staking down.

Shades/Canopies are not to be left unattended. If you are leaving your site for any length of time, please pop down the shade/canopy or remove shade cover. Shade/Canopy are to be popped down or cover removed from the frame at night. No storage or furniture other than outside patio furniture may be in them.

Any and all damage done to the park or other patrons’ property will be the complete responsibility of the shade owner.
No tents allowed on park property.
The use of baseballs, footballs, or other flying objects within the park is prohibited. The park’s streets shall not be used for the playing of games and/or sports.

Trash: Please use plastic garbage bags with ties to eliminate odors and insects. Trash must be removed from the site and taken to the designated areas. We do not provide disposal receptacles for oversized or hazardous items. Littering of any kind, including cigarette butts and pet waste, on the resort premises will not be tolerated. Due to wind, weather, and animals, OUTDOOR TRASH CONTAINERS ARE NOT PERMITTED.

Garbage left at site after check out will be charged a $20.00 garbage removal fee. Removal of personal items following a guest stay, will result in a $150 removal fee.

Occupancy: No more than six (6) persons will be registered per site. The rental of a recreational vehicle site is intended for recreational purposes and may not be used for residential or commercial purposes and may not be subleased. No one may sleep outdoors, in vehicles, tents or boats.

Visitors: If you entertain visitors at the resort, you are solely responsible for their conduct while on resort premises and are also responsible for all damages or injuries caused and/or incurred by them. You must arrange with our office to issue a pass for expected visitors. Please keep in mind that there is a limit of six persons to an RV site at any time. Any guest not adhering to this visitor’s policy will lose all visitor privileges within the resort.
Visitors may not stay overnight.
Park amenities/pool are for registered guests only.
Do not share park gate, pool or restroom codes with non registered guests.

Children: All minors must be accompanied and supervised by an adult at all times while on RIVERSIDE property. Parents are solely responsible for children’s conduct while on resort premises and are also responsible for all damages or injuries caused and/or incurred by them. Children 14 and under may not use or be in the pool area without adult supervision. No children under 5 allowed in the hot tub.

BBQ’s – Only Propane BBQ’s are allowed on RIVERSIDE property. No charcoal BBQs. Do not clean your propane BBQs out on RIVERSIDE property.

Golf Carts, ATVs, UTVs, Motorcycles, Etc.: Properly registered and insured motorized vehicles may be used within the resort as transportation only – no joy riding. All operators of motorized vehicles must be at least 16 years of age and hold a valid driver’s license. Use of motorized vehicles is prohibited after 9 pm.

Pet Rules: Pets must be leashed at all times and in control of the owner. You must IMMEDIATELY clean up after your pet.
Pets are not permitted on other guest sites.
Pet gates are not allowed on sites unless a guest is present and must be removed upon end of each use.
No barking dogs inside or outside RVs will be tolerated.
Do not leave dogs unattended outside your RV. Owners must carry evidence of current pet vaccinations. Aggressive dogs and exotic pets are prohibited.

Restrooms: Restrooms are for registered guests only. Do not share restroom codes with non registered guests.
Restroom facilities, including toilets and sinks are for their ordinary purpose only and are not to be used to dispose of trash, rags, garbage or other items that are likely to clog them. Facilities are not to be used to clean dishes, wash clothing, washing pets or dyeing of hair. Violations to these rules will result in a $500 fine.
Please be considerate of other guests. Park reserves the right to impose a time limit for the use of the restroom facilities. No smoking, food or pets permitted in the restrooms.

Vehicle Maximum: Maximum of two vehicles on your site at any time. Vehicles must fit in your space, as there is no parking on the street. Parking on grass or empty sites is not permitted. Unauthorized vehicles, and or vehicles parked in unauthorized areas are subject to towing and storage at the owner’s expense.
No repair or mechanical work allowed on any vehicle on Park property.
No parking on streets or other sites besides your registered site at any time.

Soliciting: No soliciting is permitted on RIVERSIDE property. Such behavior is considered disruptive, and you will be asked to leave the resort.

Smokers: Utah law prohibits smoking within 25’ of buildings and structures. No smoking within 25’ of RV’s. Please observe other “NO SMOKING” areas and dispose of cigarettes properly – do not leave them on the ground.
Pool, restrooms, sport court, play areas, pavilion and any other common areas are no smoking areas.

Sewer: The Utah Public Health Department requires all sewer hoses to have an elbow/sewer sealed adapter connection from your sewer hose to our sewer pipe and be supported up off the ground. You cannot place your sewer hose into our sewer pipe and leave it exposed and open, exposing other guests to odors and spillage.

NO EXCEPTIONS.(A minimum $750.00 clean-up fee will be charged for any and all spillage) RV septic hose must be supported off of the ground.

Swimming Pool / Hot Tub: Pool and amenities are for registered guests only. Please do not share your pool codes with anyone outside of registered guests on your site or children under 14. Children under 14 may not be left unattended in the pool area.

Pool accessibility is subject to change during storms or seasons.

Hours 10 AM to Dusk. Smoking is prohibited.
No running, rough play or wheeled toys in the pool or sport court area.
No glass or pets allowed in the pool area.
No children under 5 in the hot tub at any time.
Children must be supervised by an adult while at the pool

Playground / Sports Court: Playground and amenities are for registered guests only. Children under 14 may not be left unattended in the sport courts or playgrounds.
No running, rough play or wheeled toys in the playground or sport court area
Hours and accessibility is subject to change during storms or seasons.

Fitness Room: Registered guests only. Please do not let unregistered guests into the Fitness Room. This facility is not supervised. Guests are responsible for knowing their own limitations. Must have appropriate clothing. No bathing suits, bare feet, open to shoes, etc. No glass objects. No food / drinks, except for bottled water. No persons under the age of 14 are permitted without adult supervision. Clean and replace equipment when finished. We assume no liability for injuries or accidents that may occur. Use equipment at your own risk. No pets allowed. We are not responsible for lost or stolen items.

Damage Policies

RIVERSIDE is not responsible for any loss due to fire, theft, vandalism, or any other means, nor is RIVERSIDE responsible for accidents.
Guests are solely responsible for any damage whatsoever they or their visitors may cause to resort property, including, without limitation, utility pedestals and outlets.
Guests are solely responsible for any damage or injury caused by their pet(s) and/or the pet(s) of their visitors.
No car or RV maintenance or repairs permitted on site. RV Washing permitted with fee and approval from management.
By making reservations and/or accessing resort property, you will indemnify, defend, and hold harmless RIVERSIDE and its partners, representatives, officers, directors, employees, and agents from and against any and all claims, damages, liabilities, costs, and expenses arising out of or in connection with your and/or your visitors’ activities at the resort, including, without limitation, property damage and bodily injury or death. You will pay any and all costs, damages, and expenses, including, but not limited to, reasonable attorneys’ fees and costs awarded against or otherwise incurred by or in connection with or arising from any such claim, suit, action, or proceeding attributable to any such claim. RIVERSIDE reserves the right, at RIVERSIDE’s expense, to assume the exclusive defense and control of such disputes, and in any event, you will cooperate with RIVERSIDE in asserting any available defenses.

Management has the right to refuse a stay at any time.

THIS RESORT IS PRIVATELY OWNED. FAILURE TO COMPLY WITH THESE POLICIES AND RULES MAY RESULT IN YOU BEING ASKED BY MANAGEMENT TO LEAVE THE RESORT WITHOUT REFUND OR RECOURSE AND/OR BY FUTURE RESERVATIONS BEING CANCELED. RIVERSIDE RESERVES THE RIGHT TO ENFORCE ITS RULES AND POLICIES AND TO REFUSE, IN ITS SOLE DISCRETION, SERVICE OR ACCESS TO ANYONE.

RIVERSIDE reserves the absolute right to amend, revise and supplement these Policies, Rules, and Rates at any time without notice.

CHARGES AND FEES

You authorize RIVERSIDE RESORT and any payment processing service provider RIVERSIDE RESORT may engage, to charge your credit card for any products or services you purchase through your use of this Site. You represent and warrant that you are the only one who will use your credit card in connection with this Site and you are responsible for any and all uses of your credit card.
